The official DVF records for 2024 and 2025 show 151 single houses and 17 single flats sold for more than €5 million across the 28 French towns we follow from Saint-Tropez to Menton. They cluster in a few places: Saint-Tropez (52 sales), Ramatuelle (20), Cannes (20), Saint-Jean-Cap-Ferrat (16), Antibes (12) and Roquebrune-Cap-Martin (11). Owners at this level may prefer not to advertise. Our off-market register and a search mandate are ways to hear of homes that are shown only privately.
A buyer at this level should give particular thought to:
- the structure of ownership and its tax effects, including the IFI on net French property assets above €1,300,000, discussed with a notaire or tax adviser before signing (buying through an SCI);
- the planning history of the house and grounds with the legal status of every building;
- security, staff accommodation and running costs;
- a valuation argued from comparable recorded sales, which at this level are few (how a valuation is reached).
No home in this selection is presented publicly at the moment. Many of the finest houses on this coast change hands without public advertising.
