Valbonne in brief
Valbonne is a commune of 11,939 residents (INSEE, 2023) covering 18.97 km² of wooded hills between 75 and 302 metres above sea level. It has two centres of gravity. In the north-west is the old village, laid out anew in 1519 on a grid plan that is rare in Provence. In the east, the districts of Garbejaïre and Haut-Sartoux form part of Sophia Antipolis, the technology park that occupies a large share of the commune. Between the two lies a landscape of pine and oak woods, river valleys and villas on generous plots.
The village
Valbonne's name comes from Vallis Bona, the good valley. The abbey founded here in the late twelfth century passed to the monks of Lérins in the fourteenth. In 1519 the village was laid out afresh: straight streets crossing at right angles, enclosed by an outer ring of houses that acts as a rampart, with gates at the four cardinal points. There are no steep stairways, which makes the village unusually easy to walk. At its centre, the place des Arcades, built in the early seventeenth century, is a listed historic monument. The former abbey church, now the parish church of Saint-Blaise, has been classified since 1984; its conventual buildings house the museum of old Valbonne.
The Friday morning market, from 8.00 to 13.00 on the place des Arcades, is among the liveliest in the area. An antiques and flea market fills the village on the first Sunday of each month. The village celebrated its 500th anniversary in 2019, the same year that Sophia Antipolis marked its 50th.

Around the village
Most houses in Valbonne stand on the hillsides and in the valleys around the village, reached by narrow chemins. East of the village, the district of Val de Cuberte, Les Parés and Les Peyrouos is predominantly made up of houses, a short drive or a longer walk from the village. North and west, toward Opio and Châteauneuf-Grasse, the setting becomes more rural. Two departmental parks, the Valmasque and the Brague, keep wide areas of woodland free of building. A footpath along the Brague links Valbonne with Biot.
Sophia Antipolis: Garbejaïre and Haut-Sartoux
Garbejaïre and Haut-Sartoux are the residential neighbourhoods of the technology park, with apartments and houses close to offices, shops and the Centre International de Valbonne. Buyers who want to walk to work often start here, as do investors seeking tenants among the park's staff.
Sophia Antipolis
Sophia Antipolis grew from an idea published by Pierre Laffitte in 1962 and became a reality in 1969 with the founding of the association that carried it; the first private company arrived in 1974. The park extends across several communes, Valbonne holding the largest part. According to the Communauté d'agglomération Sophia Antipolis, it counts close to 2,500 companies and some 38,000 jobs. Between 1 January 2024 and 31 December 2025, DVF records 139 single-house sales in Valbonne at a median of €6,660 per m² and a median price of €660,000; there were also 115 single-flat sales at a median of €4,570 per m². Forty houses sold for more than €1 million and nine for more than €2 million; the highest house sale was €3.23 million. The house price per m² is higher than in Biot but the median house price is lower, which suggests that many of the houses sold were modest in size. The larger villas of the surrounding hills sit in the upper band above €1 million.

Valbonne draws families above all, because it combines international schools, a walkable village and employers within ten minutes. Many buyers are relocating with a company in Sophia Antipolis. Others want a place that lives all year rather than by the season.
Schools and services
Valbonne is the education hub of the area. The Centre International de Valbonne (CIV) groups a collège and a lycée offering international and binational sections; the March 2023 report of the Inspection générale counted 2,245 pupils and students, including preparatory classes. Admission does not depend on where the family lives but on language tests at entry to sixième and seconde. Valbonne also has the public Collège Niki-de-Saint-Phalle and the Lycée Simone-Veil. The Golf d'Opio-Valbonne, opened in 1966 under the name of Valbonne, lies just over the boundary on the road to Roquefort-les-Pins.
Getting around
Nice Côte d'Azur airport is about 27 km from Valbonne village, roughly 35 minutes by car outside rush hour; the park itself is closer to the A8 motorway. Sophia Antipolis is about ten minutes from the village. The Envibus network run by the Communauté d'agglomération serves the park and the surrounding villages. There is no railway station in the commune; the nearest are Antibes and Biot.
