Mougins

A hilltop village above Cannes where Picasso spent his last years, surrounded by residential quartiers, two golf clubs and a share of Sophia Antipolis.

Mougins in brief

Mougins is a commune of 19,782 residents (INSEE, 2023) about six kilometres inland from the Mediterranean, between Cannes and Le Cannet to the south and Grasse to the north. Its old village sits on a hilltop, but almost all of its homes are spread across wooded slopes in residential quartiers, each with a distinct character. Mougins was one of the five founding communes of Sophia Antipolis and holds about 18 per cent of the technology park. It has its own junction on the A8 motorway, exit 42, Cannes-Mougins. From most quartiers the beaches of Cannes, the offices of Sophia and the countryside toward Grasse are each within a short drive.

The village

The old village keeps a fifteenth-century fortified gate with machicolations, sections of its ramparts, an eighteenth-century tower and the Moulin de la Croix. The municipal museum occupies the former chapel of Saint-Bernardin; the Musée de la photographie André Villers recalls the photographer who was a close friend of Picasso. Picasso bought the mas of Notre-Dame-de-Vie on the edge of the village in 1961 and lived and worked there until his death in 1973. The chapel of Notre-Dame-de-Vie beside it has been listed as a historic monument since 1927.

Each September the village hosts an international festival of gastronomy. The patron saint's festival is the Saint-Barthélémy.

Neighbourhoods

The town groups its quartiers into five sectors.

  1. Mougins Centre: the old village, the town hall, Tournamy, Le Val and Notre-Dame-de-Vie.
  2. Mougins Est: Devens, Font-de-l'Orme and Les Bréguières, closest to Sophia Antipolis and the Valmasque woods.
  3. Mougins Sud: Cabrières, Aubarède and Campelières, toward Le Cannet and the coast.
  4. Mougins Ouest: Pigranel, Saint-Martin and Grand Vallon, the side of the Royal Mougins Golf Club.
  5. Mougins-le-Haut: Ferrandou and the Voie Julia, a planned quarter designed by the architect André Minangoy, with its own school and an organic market.

Much of the eastern side of the commune is woodland. The departmental park of the Valmasque covers 427 hectares, 259 of them in Mougins. Its étang de Fontmerle is known for a large collection of Asian lotus flowers that bloom in summer.

Golf and leisure

Mougins has two golf clubs. The Golf Country Club de Cannes-Mougins, a private club, lies in the Valmasque forest. The Royal Mougins Golf Club in Mougins Ouest hosts professional and amateur tournaments.

Between 1 January 2024 and 31 December 2025, DVF records 307 single-house sales in Mougins at a median of €7,100 per m² and a median price of €850,000. That is the highest median house price per m² among the inland communes between Cannes and Nice covered on this site and slightly above Antibes at €7,060. The upper market is deep: 139 houses sold for more than €1 million, 59 for more than €2 million and 8 for more than €5 million, with a highest sale of €10 million. Flats are a smaller market, with 309 single-flat sales at a median of €4,760 per m². Mougins is above all a villa market. Who buys here

Mougins attracts families who want a house with a garden and pool within reach of Cannes. It also draws golfers and executives working in Sophia Antipolis who prefer a quieter residential setting. It also suits those who need medical care close by. The town has several private clinics, including L'Espérance, Saint-Basile, Plein Ciel and La Grangea.

Schools and services

Mougins has public nursery and primary schools in several quartiers, including Mougins-le-Haut. It also has two public collèges, Les Campelières and La Chênaie. The Mougins British International School, founded in 1964, has been on its campus in Sophia Antipolis since 1987 and teaches pupils aged 3 to 18 following the English National Curriculum, through to IGCSE and A level. Getting around

Nice Côte d'Azur airport is about 28 km from Mougins village via the A8, roughly 30 to 35 minutes outside rush hour. Sophia Antipolis is about ten minutes away and central Cannes is a short drive south. There is no mainline station in Mougins: trains leave from Cannes; the Cannes to Grasse line runs close to the commune's boundaries. The N85, the Route Napoléon, crosses the commune toward Grasse.
