Saint-Tropez, Ramatuelle and Gassin

Three communes share the Saint-Tropez peninsula in the Var: a port town, a coast of beaches and protected capes and a hill village among vineyards, each with a different property market.

Overview

The Saint-Tropez peninsula closes the southern side of the Gulf of Saint-Tropez, in the Var. It is shared by three communes. Saint-Tropez itself had 3,582 residents at the 2023 census on 11.18 km². Ramatuelle, with more than 16 km of coast to the east and south, covers 35.57 km² but has only 1,888 residents. Gassin, to the west, covers 24.74 km² with 2,687 residents.

This is a long way from the Alpes-Maritimes towns covered elsewhere in our area guides, both in distance and in market. It is a highly seasonal place whose property market is shaped by second homes; as long ago as 2004 about half of the 5,900 dwellings in Saint-Tropez were already second homes.

Saint-Tropez

The town

The old town grew around the port and the Ponche, the former fishermen's harbour whose beach was used for the filming of "Et Dieu… créa la femme" in 1956. Above it stands the Citadelle, whose keep was begun in 1602; the town bought it from the State in 1993 and it has been a listed monument since 1995. The Musée de l'Annonciade, opened in 1955 in a chapel built around 1510, holds paintings of the late nineteenth and early twentieth centuries, including works by Signac and Matisse. The market on the Place des Lices is held on Tuesday and Saturday mornings.

Traditions and the sea

The Bravade is held from 16 to 18 May in honour of the town's patron saint, with a second Bravade on 15 June commemorating the victory of 1637 over Spanish galleys. Each autumn the Voiles de Saint-Tropez, which began in 1981 as the Nioulargue, brings racing yachts to the port. A coastal path of about 12.5 km leads from the town to Tahiti beach.

Beyond the centre

The commune has about 12 km of coastline with beaches at La Bouillabaisse, La Ponche, La Fontanette, Les Graniers, Les Canebiers, La Moutte and Les Salins. Its residential quarters include Les Canebiers, La Moutte, Les Salins and the Domaine des Parcs, where the Château Borelli has been divided into apartments. Villas typically stand in large gardens behind pines and walls.

Ramatuelle

Ramatuelle's perched village sits at about 130 metres on a spur of the Paillas hill, above the plain of vines and the bay of Pampelonne. Pampelonne beach, about 4.5 km of sand, is public land conceded by the State to the commune, which grants yearly sub-concessions to beach establishments; the Conseil d'État has treated the beach and its dunes as a remarkable natural area to be preserved. The capes of Camarat (with its lighthouse) and Taillat are protected by the Conservatoire du littoral.

Vines cover about 967 hectares, more than a quarter of the commune, under the Côtes de Provence appellation granted in 1946. Ramatuelle has hosted its summer theatre festival since 1985. The actor Gérard Philipe is buried in the village. Housing is dispersed: villas and estates spread across lieux-dits such as Pampelonne, Salagrue, l'Oumède, Bonne Terrasse and Val de Pons.

Gassin

Gassin's medieval village stands at about 201 metres on a rocky spur behind its ramparts and the Porte des Sarrasins. It has been listed among Les Plus Beaux Villages de France since 1994. Below it the commune includes hamlets such as Minuty, Riboty, Saint-Jean and La Rouillère, about 502 hectares of vines, a golf course and the Polo Club de Saint-Tropez. The crossroads at La Foux, on the way into Saint-Tropez, is often congested in summer. Gassin also shares La Bouillabaisse beach with Saint-Tropez.

The three tables cover the period from 1 January 2024 to 31 December 2025. Saint-Tropez recorded 116 house sales at a median of €4,583,000 and €25,710 per m²; 91 exceeded €2 million and 51 exceeded €5 million, with a top recorded price of €46,418,000. Ramatuelle's 81 house sales had a median of €2,770,000 (€18,120 per m²), with 20 above €5 million. Gassin offers the widest range: 117 house sales at a median of €820,000 (€10,480 per m²), yet 36 above €2 million. Flats are a smaller market in all three, from a median of €253,000 in Gassin to €539,000 in Saint-Tropez. Planning character

All three are coastal communes subject to the Loi Littoral, which in principle prevents new building within 100 metres of the shore outside built-up areas. At Ramatuelle the capes of Camarat and Taillat belong to the Conservatoire du littoral and the Pampelonne dunes are treated as a remarkable natural area. Schools and services

Saint-Tropez has the École maternelle l'Escouleto, the École primaire Les Lauriers, the private École Sainte-Anne and the Collège du Moulin-Blanc. Ramatuelle has nursery and elementary schools. The lycée serving the peninsula is in Gassin.

Getting around

The nearest airport is La Môle, about 15 km from Saint-Tropez. Toulon-Hyères airport is about 44 km away. Nice Côte d'Azur airport is about 110 km by road, around 1 hour 45 minutes without summer traffic. The nearest main-line station is Saint-Raphaël-Valescure, 32 km away.
