Roquefort-les-Pins and La Colle-sur-Loup

Two neighbouring communes on the Nice side of Sophia Antipolis: a plateau of pine woods and Provençal villas and an old village on the river Loup beside Saint-Paul-de-Vence.

Two different neighbours

Roquefort-les-Pins and La Colle-sur-Loup share a boundary but not a character. Roquefort is a wooded plateau of detached houses with no historic village street at its heart. La Colle is a compact old village on the river Loup, with antique shops, a Saturday market and Saint-Paul-de-Vence on the hill opposite. Both sit on the eastern side of the hills behind the coast, closer to Nice airport than Valbonne or Mougins. Both are mainly residential communes where people live all year.

Roquefort-les-Pins

Roquefort-les-Pins had 7,292 residents in 2023 according to INSEE, on 21.53 km² of limestone plateau rising from 20 metres in the south to 362 metres in the north. As its name suggests, pine forest dominates the landscape. The commune has no medieval village street; its centre is the quartier of Le Plan, where the town hall stands. A newer village centre with housing and shops has been built in recent years. Under the covered market hall on the place du Marché, a market is held on Wednesday and Saturday mornings from 8.00 to 12.00.

Housing is overwhelmingly the individual Provençal-style house, set in its own garden among the pines; the town's PLU divides the commune into four types of zone, from forest to the denser centre. Heritage is discreet: the ruins of the château de Roquefort; Gallo-Roman remains in the Castellas quartier; the church of Notre-Dame de Canlache, rebuilt in 1690 and enlarged in 1865; and the remains of the Sept-Fonts viaduct, built in 1913 for the tramway between Cagnes and Grasse. The departmental road M2085, linking Grasse and Nice, crosses the south of the commune.

La Colle-sur-Loup

La Colle-sur-Loup had 8,202 residents in 2023 on 9.82 km², from 10 metres beside the river to 351 metres on its northern hills. Its landscape has three parts: wooded hills to the north around the forest of La Sine; a plain to the south that was once market gardens and is now largely built up; and the valley of the Loup to the west, which leads up to the river's gorges and the canyon of Saint-Donat.

The village took its present form in 1537, under François I. In the nineteenth and early twentieth centuries La Colle grew the May rose for the perfumers of Grasse and was the second producer after Grasse itself. Today the commune is known for its antique dealers and art workshops. Its streets hold the seventeenth-century church of Saint-Jacques, an eighteenth-century former hôtel-Dieu and the Château de Montfort, dated 1523. The open-air market runs every Saturday from 9.00 to 13.00 on the rue Clémenceau, opposite the place de Gaulle. In July and August night markets fill the same street on Thursday evenings. The rose festival is held in May.

Between 1 January 2024 and 31 December 2025, DVF records 148 single-house sales in Roquefort-les-Pins at a median of €6,370 per m² and €821,000; there were 121 in La Colle-sur-Loup at €6,120 per m² and €700,000. Roquefort is almost exclusively a house market, with only 25 single-flat sales; 52 of its houses sold above €1 million. La Colle has a larger flat market, 81 sales at a median of €4,440 per m², consistent with its compact village centre and the built-up plain to the south. Neither commune recorded a house sale above €5 million; the highest were €4.8 million in Roquefort and €4.9 million in La Colle. Roquefort's higher median price for a similar price per m² points to larger houses on larger plots.

Roquefort-les-Pins appeals to families who want a house with land among the trees, within reach of both Sophia Antipolis and Nice. La Colle-sur-Loup suits buyers who want to walk to a village with shops and restaurants. It also suits those who want to live beside Saint-Paul-de-Vence with the river and its park on the doorstep.

Schools and services

Roquefort-les-Pins has nursery and primary schools, a private denominational school and a public collège, the Collège César on the route de Valbonne. La Colle-sur-Loup has the Collège Yves Klein and the Daniel Pennac primary school. For Roquefort, the nearest lycées are in Valbonne and Vence; the international sections of the Centre International de Valbonne are about 20 minutes by car. Getting around

Nice Côte d'Azur airport is about 14 km from La Colle-sur-Loup, roughly 25 minutes by car outside rush hour. Roquefort-les-Pins is about 20 km away, roughly 30 to 35 minutes. Sophia Antipolis is about 20 minutes from either. The Envibus network runs a line from Roquefort to Valbonne and Sophia Antipolis. The regional network links Roquefort with Nice and Grasse. The nearest railway stations are on the coast at Cagnes-sur-Mer and Villeneuve-Loubet-Plage.
