Overview
Saint-Paul-de-Vence stands on a ridge a few kilometres inland from Cagnes-sur-Mer, between the coast and Vence. The commune is small: 3,203 inhabitants (INSEE, 2023) on 7.3 km², rising from 39 metres to 355 metres, with Vence, La Colle-sur-Loup and Cagnes-sur-Mer as its neighbours. Many residents live not in the walled village but in the villas and bastides spread across the slopes below it.
The village owes its shape to its past as a frontier town. Its bastioned ramparts were built in the 1540s under François I. Vauban inspected them in 1693 and 1700. The town lost its strategic role in 1860 when the County of Nice became French. Inside the walls, the Rue Grande is lined with seventeenth-century town houses built by noble families and passes under a fifteenth-century covered passage. The ramparts and the neighbouring cemetery are classified historic monuments.
Art and village life
In the twentieth century Saint-Paul became an artists' village. The inn that became La Colombe d'Or in 1932, still owned by the Roux family, welcomed Matisse, Picasso, Léger and Chagall among its regulars. Marc Chagall moved here from Vence in 1966, built a house he called La Colline and is buried in the village cemetery, which looks out towards the sea. The Fondation Maeght, created by Marguerite and Aimé Maeght and opened in 1964, stands on the wooded Gardettes hill just outside the village; its building is by Josep Lluís Sert and its grounds hold a sculpture garden and the Miró labyrinth. The chapel inside the walls decorated by Jean-Michel Folon adds a more recent layer.
For residents this means two lives side by side: a village busy with visitors by day and in summer, alongside quiet residential lanes a few hundred metres away.
Neighbourhoods
The hillsides around the village are where people buy. The slopes below the ramparts are given over to villas provençales and older bastides on terraced plots. On the heights, Les Hauts de Saint-Paul is a gated private domain of Provençal-style villas with pools and gardens among pines and olive trees, with views towards the coast. To the north, the Gardettes woods and the small valley of the Malvan form a green belt towards Vence, crossed by walking paths that link the two towns.

Between 1 January 2024 and 31 December 2025 DVF recorded 70 house sales in Saint-Paul-de-Vence at a median of €5,950 per m² and a median price of €740,000. Twenty-five houses sold for more than €1 million and seven for more than €2 million, with a highest sale of about €4.1 million. Flats are few: 26 sales at a median of €5,760 per m² and a median price of €498,000, five of them above €1 million.
The median price per m² sits below that of Cannes or Antibes, yet the median house price is higher than in either. That is the signature of a market of larger houses on generous plots, where land, privacy and the view of the village count for as much as the floor area. Planning is the other defining feature. The commune lies within two sites inscrits, the coastal band from Nice to Théoule and the village of Saint-Paul-de-Vence with its surroundings. Who buys here
Saint-Paul tends to draw buyers who value culture and setting above a seafront address: families who want a large garden within half an hour of the airport and buyers who like the idea of walking up to the village for lunch. Many compare it with Vence and Tourrettes-sur-Loup just to the north and Roquefort-les-Pins and La Colle-sur-Loup to the west.
Schools and services

Getting around
Saint-Paul is one of the closest hill villages to Nice Côte d'Azur airport. Measured by road distance, it is about 12 km from the airport, roughly 20 to 25 minutes outside peak hours; it is about 19 km from Sophia Antipolis, roughly 25 to 30 minutes. Central Nice is about 17 km away. There is no railway station in the commune; the nearest is at Cagnes-sur-Mer on the coastal line.
