On the western Côte d'Azur the sea can be seen from the coastal slopes of Théoule-sur-Mer, Super-Cannes and Cap d'Antibes. It can also be seen from inland heights such as Magagnosc above Grasse, where a south-facing villa may look across the valleys to the coast. The official DVF records for 2024 and 2025 do not note views, but they show the premium a coastal commune can carry: houses in Théoule-sur-Mer sold at a median of €8,640 per m² against €6,040 in neighbouring Mandelieu-la-Napoule.
Before paying for a view, a buyer should check:
- what the commune's PLU allows on the land below and in front of the house, since a new building or a growing pine can close a view (planning rules);
- the exposure and the wind: a south-facing terrace is warm in winter and hot in summer;
- the état des risques in the diagnostics file, which reports the natural risks recorded for the address (property diagnostics);
- the noise from roads or the railway on coastal hillsides;
- how the view appears from the main rooms, not only from the terrace or the pool.
