Apartments and penthouses

On the coast most homes are apartments, from sea-front flats in Cannes and Juan-les-Pins to penthouses on the hills of Californie. Here is what to check before buying one.

Flats dominate the coastal towns. In the official DVF records for 2024 and 2025, 4,450 single flats changed hands in Cannes at a median of €5,720 per m²; 347 of them sold for more than €1 million. In Antibes and Juan-les-Pins, 3,578 flats sold at a median of €5,130 per m². The figures do not record floor, view or terrace, which is where the price of a penthouse is decided.

An apartment is bought as a lot in a copropriété, so the building matters as much as the flat. A buyer should check:

  1. the Carrez floor area stated in the contract;
  2. the co-ownership rules, the minutes of the general meetings of the last three years and the building's maintenance record;
  3. the annual service charges and any major works already voted;
  4. whether the rules allow holiday letting, if you plan to let (holiday letting rules);
  5. the diagnostics file, explained in our guide to property diagnostics.

For a flat in a copropriété, the buyer's ten-day withdrawal period generally starts only once certain co-ownership documents have been received.
