Moving to Sophia Antipolis for work

A practical guide for anyone relocating to a job in Sophia Antipolis: the park itself, the villages around it, what houses cost and how people get to work.

In brief

Sophia Antipolis is a technology park of about 2,400 hectares in the wooded hills behind Antibes, spread over the communes of Antibes, Biot, Mougins, Valbonne and Vallauris. Its 2025 key figures give 2,650 companies and 44,500 jobs; the park's website now shows 46,000. Most people who work there live within a short drive, in Valbonne, Biot, Mougins, Opio, Roquefort-les-Pins or Antibes. Choose the village by the commute you will accept, the school your children need and the kind of house you want. Then drive the route at rush hour before you commit.

What Sophia Antipolis is

Senator Pierre Laffitte conceived the park in 1969. The name joins Sophia, wisdom, to Antipolis, the Greek name for Antibes. A public body, the Syndicat Mixte Sophia Antipolis (SYMISA), created in 1972, still owns land in the park, equips it, markets it and maintains it.

It is not a town. Offices, laboratories and campuses sit among pine and oak woods; the park's own figure is that about 90% of its area remains green. The key figures published for 2025 are these:

The organisations named on the park's ecosystem page include Amadeus, SAP Labs France, Thales Defence Systems, Orange, Air France, Arm, NXP, HPE, Accenture, Sopra Steria, Toyota Europe Design Development, the Mercedes-Benz Advanced Design Center and the W3C. The European telecommunications standards body ETSI has its head office on the Route des Lucioles, as does the Inria centre at Université Côte d'Azur. Higher education includes the SophiaTech campus of Université Côte d'Azur, EURECOM, Mines Paris PSL, Polytech Nice Sophia and SKEMA Business School.

Getting to work

Traffic converges on a few roads at the start and end of the working day, so the commute depends more on the route than on the distance. These are the main options.

Moving in six steps

  1. Fix the commute first. Decide how long a drive or bus ride you will accept and draw that circle on the map before looking at houses.
  2. Settle schooling. The Campus International de Valbonne is inside the park; the international schools guide lists the others and their admission rules.
  3. Set a budget that includes purchase costs. On a resale these add several per cent to the price; see buying costs in France.

  5. Visit at the times you would travel. A short drive at midday can take much longer in the morning peak.

Frequently asked questions

Which village is closest to Sophia Antipolis?

Valbonne is the commune most closely tied to the park; its Garbejaïre district lies inside it. Biot borders it on the east, with the Saint-Philippe district beside the campuses. Both put the larger employers within a few minutes' drive.

Can I get to Sophia Antipolis without a car?

Yes, from some places. Envibus line A, the Bus-Tram, links Antibes to the park on its own lane every 10 to 15 minutes. Regional Zou! coaches run from Nice, Cannes, Grasse and Vence. Outside those corridors a car is usually needed, especially in the hill villages.

How far is Sophia Antipolis from Nice airport?

ETSI, whose head office is in the park, gives a drive of 20 to 30 minutes via the A8, leaving at exit 44 for Antibes. Zou! lines 630 and 631 also serve the park from the airport stop.

Is there an international school near Sophia Antipolis?

Where are houses cheapest near Sophia Antipolis?

Among the communes in the table, Le Rouret had the lowest median price per m² for houses in 2024 and 2025 at €5,700; Mougins had the highest at €7,100. Individual prices vary widely within each commune.

Should I rent before buying?

Many people moving for a job rent for a few months to learn the roads and the schools before buying. If you already know where you want to live, starting the search early gives you more homes to compare before your start date.
