In the communes between Sophia Antipolis and Grasse, such as Valbonne, Opio, Roquefort-les-Pins and Biot, villas commonly stand on plots of a few thousand square metres, often with pine and oak woodland, olive terraces and a pool. Before buying a home with land and a pool, a buyer should check:

1. that the in-ground pool has one of the four approved safety devices required by law: a barrier, an alarm, a cover or a shelter;
2. that the pool, pool house and any terraces were built with the required planning consent (pools, extensions and planning);
3. the brush-clearing obligation: in areas exposed to forest fire, owners must keep the ground cleared around buildings, over 50 metres in the standard case; a seller must inform the buyer of this obligation;
4. the sanitation report if the house has its own septic system, which must be less than three years old at the sale (property diagnostics);
5. the cost of keeping the garden and pool: water, maintenance and the time it takes.
